This magnificent residence is situated in a quiet and secluded area. It’s beautifully surrounded by a gorgeously maintained lawn garden. Villa Amelia is located in a privileged position in Pervolia- Larnaka, just 3 minutes’ drive away from Careta beach and 13 minutes approximately from the airport.
The ground floor features a large open plan living room, dining room and kitchen area, with patio doors and windows which offer plenty of sunlight and direct access the patio and garden area. Four bedrooms are also sited on the ground floor, three double bedrooms with en-suite bathroom, along with one twin bedroom with a shared bathroom.
Addionally, a detached studio apartment can be found in the back space of the property, inclusive of a double bedroom, fully equipped kitchen and shower. The space is ideal for extra guests or nannies.
Outside, the Villa looks out to fabulous views and has an inviting large private swimming pool to enjoy the sunny days. The outdoor area is fully equipped with comfortable sunbeds, a built-in barbeque area, perfect for an alfresco dining with friends and family.
The property benefits of a Tennis court and uncovered parking area, accessible only through a private electric gate entrance.
Its tall palm trees and well-maintained garden bring a sense of peace and calm to this property.

Being a fan of Peter Andre from my teens, i would pass by the Villa and always wish to visit ! I was lucky to have met him in the village a couple of times. This time i needed a private getaway so i could bring my dad also who was on a wheel chair. The guesthouse was perfect for him, his own bedroon and fully eqipped kitchen and bathroom, with no stairs. What can i say about lush massive gardens , pool, tennis court ? The privacy we all craved ! It was amazing ! Kids brought some friends for heated pool and tennis and brought my brothers family to spend quality time with our dad. The house is amazing...we kept extending our stay as we didnt want to leave. A huge thankyou to Mary from Ezoria , whe would reply and assist with queries 24/7. This is a home (luxury ) away from home. We hope to come back !
War alles soweit gut, allerdings hört man Abends so etwas wie Pumpen oder ähnliches von Umliegenden Feldern und die Flugzeuge vom Larnaka Airport fliegen über das Grundstück. Mich hat es nicht gestört, aber jemand der Geräuschempfindlich ist oder nur einen leichten schlaf halt sollte das bedenken. Ansonsten war es sauber und alles wie beschrieben, solche Basiscs wie Waschmittel und Geschirrspültabs waren ebenfalls vorhanden.
Nice villa, nice pool + tennis court. Responsive hosts. Bit of an ant infestation problem in two of the rooms upon arrival which we struggled to deal with, the air con remote was also missing from one of the rooms which meant it was very hot. Apart from that, no complaints!

Payment Conditions
A partial payment in the amount of 30% of the grand total is due upon booking. Remaining payment is due no later than 30 days prior to arrival.<br />
Cancellation Policy
30% of the total reservation price to be paid upon booking. The remaining 70% will be paid 30 days before arrival. If a guest cancels 30+days before arrival , the 30% down payment is non refundable, if the guest cancels within the 30 days before arrival 100% of the amount will be non refundable.
Damage Deposit
You will receive an automated email 7 days prior to arrival, to proceed with the damage deposit procedure for the amount of EUR 250. The deposit amount is not debited and does not impact the guest's bank card credit limit.
The total price of the reservation includes a 10% service fee.

No hen or batchelor parties are allowed.

Quiet hours are from 22:00 till 8:00 hours.
Guests should not create excessive noise at a level that disturbs neighbors; Code enforced neighborhood.

This property does not allow pets.
Total number of occupants will not exceed the quoted number unless pre-agreed.
All trash and perishables must be disposed of and dishes washed before departure.
Failure to adhere to the Check In and Check Out time may result in an additional fee unless discussed in advance of the stay.
The Damage Deposit is for security purposes and will be refunded within 7 days of the Check out Date, provided no deductions are made due to:
*Damage caused to the property or furnishings.
*Damaged linen and towels at the time of check-out.
*Dirt or other mess requiring excessive cleaning.
*Excessive use of the electricity allowance.
*Any other cost incurred by Homeowner due to Guest’s stay.
Guests should allow Ezoria contractors, including the pool and garden maintenance team to do the necessary upkeeping when needed, during the period of their stay.
