The main house stands at 370 sqm and boasts a generous open plan living room, furnished to perfection with elegance and class. The dining room includes a table to accommodate 10 guests, as well as a beautiful fireplace for the colder nights of early spring and late autumn. All four bedrooms are very generous, with ensuite facilities.
Nestled next to the main house, the guest villa stands at 170 sm2 and is designed to offer an exclusive retreat away from the hustle and bustle of the main villa, perfect for extended family or and has its own separate entrance and garage. The guest house includes a fully equipped kitchen and living area, a guest toilet, and three spacious double bedrooms with ensuite facilities.
The villa features a sparkling large oval shaped swimming pool, perfect for soaking up the Mediterranean sun, an equipped BBQ with a separate outdoor bar, with full outdoor cooking facilities. The large garden, which leads to the beach, is impeccably designed and maintained with a huge grass lawn offering a serene retreat, complete with plenty of space for lounging, dining, and entertaining friends and family. The outdoor area includes 2 covered areas for al fresco dining, one with a sofa set and round dining table, and another with a long dining table to enjoy tasty outdoor meals!

Der Pool ist riesig und es gibt sowohl drinnen als auch draußen ausreichend Sitzmöglichkeiten, um gemeinsam zu essen. Der Strand ist nur eine Gehminute entfernt! Das Zentrum von Protaras mit weiteren Stränden, Liegen und Restaurants erreicht man in ca. 15 Minuten über einen schönen Fußweg entlang der Küste. Einkaufsmöglichkeiten sind ebenfalls reichlich vorhanden. Wir waren mit der Unterkunft sehr zufrieden und würden definitiv wiederkommen! :)“
We were a large multi generational family group celebrating an 80th birthday and the villa was perfect with 2 of the 7 bedrooms on the ground floors. We loved the quiet location with sea views and made use of the nearby padel court which was easy to book online. We used the local hotel just round the corner for several evening meals and their waffle cafe next to the padel court provided a great morning snack. There are lots of lovely restaurants on the Protaras strip which is a 15 minute walk and the coastal path, although slightly longer, is very picturesque. The lights tripped in a bedroom and Mary organised a maintenance man to visit in 30 minutes. We had a fabulous holiday and would highly recommend the villa.
As a family we came to celebrate our son’s wedding which was being held locally. The villas are wonderful and so majestic. They are very clean and very well appointed. We found the beds comfortable and the area very quiet at night. The garden and beach view provided a wonderful backdrop for my son’s wedding photos before we left for the church. Our children thoroughly enjoyed the stay. The villas are ideal for entertaining guests with a beach on the doorstep and plenty of restaurants in Fig Tree Bay. There is lots of shade around the pool area and a beautiful garden for children to run around.

Payment Conditions
A partial payment in the amount of 30% of the grand total is due upon booking. Remaining payment is due no later than 30 days prior to arrival.<br />
Cancellation Policy
30% of the total reservation price to be paid upon booking. The remaining 70% will be paid 30 days before arrival. If a guest cancels 30+days before arrival , the 30% down payment is non refundable, if the guest cancels within the 30 days before arrival 100% of the amount will be non refundable.
Damage Deposit
You will receive an automated email 7 days prior to arrival, to proceed with the damage deposit procedure for the amount of EUR 800. The deposit amount is not debited and does not impact the guest's bank card credit limit.
The total price of the reservation includes a 10% service fee.
House Rules
Age groups 18+ are allowed to occupy the premises.
Quiet hours are from 22:00 till 8:00 hours.
Guests should not create excessive noise at a level that disturbs neighbors; Code enforced neighborhood.
This a no smoking property.
This property does alllow small pets, on request.
Total number of occupants will not exceed the quoted number unless pre-agreed.
All trash and perishables must be disposed of and dishes washed before departure.
Failure to adhere to the Check In and Check Out time may result in an additional fee unless discussed in advance of the stay.
The Damage Deposit is for security purposes and will be refunded within 3 days of the Check out Date, provided no deductions are made due to:
*Damage caused to the property or furnishings.
*Damaged linen and towels at the time of check-out.
*Dirt or other mess requiring excessive cleaning.
*Excessive use of the electricity allowance.
*Any other cost incurred by Homeowner due to Guest’s stay.
